It is uncommon to get 100% occupancy on martin housing. So some people offer 16 gourds and each year they have 10-14 pair each year. It is very likely if that person added another 16 gourds they could have 25-30 pair the next year. If you want to expand once you get over 50% capacity of your housing...

If they are in different houses then the only logical way you could get an extra is if they were flying and landed on the wrong house and went in. I am assuming you will know once you check the other house if it is missing a baby or not.

I'm hoping it's a sign that their instincts are telling them it's going to be a good summer for bugs. I also assume the quicker they have eggs laid the less time they will have to fight the late summer heat. All I have heard about locally is the cicadas but haven't heard or seen one yet in my area.

I've seen them a few times but always in the fall when the martins had already migrates south. When I was there in the fall their predator guards did not look effective at all. Not sure what they have on these systems....

It is not uncommon as it depends somewhat on arrival rate. When I had a younger smaller colony they would lay eggs pretty close together, and it made nest checks easier. Last year I had nests ready to fledge and some martins still sitting on new eggs. I usually stop lowering my housing at that point...

Same, nests/eggs. Once you get more than 5 or 6 pair it can get tough. How many times have you looked out your window and not tried to count them? I remember going through that in the beginning. Every time I looked out the window I started counting......

I've seen ASY's squabble with each other but usually not to the extent that some actually leave the colony. The fighting between the ASY's and SY's is usually a little worse. Keep us posted.

Be careful with them. I have had more BB's and TS losses due to wrens than any other birds. In my area they nest a little later but it's not uncommon for me to find a nest of dead BB's with twigs on top of them. Usually the second brood of BB's or some of the late nesting TS.
